Selling Your Home
Planning may be the secret to success on most projects! It certainly is when the project is as important as selling your home.
I call this plan Your Personal Marketing Plan and have broken it down into phases for ease of communication.
Phase I is "Evaluation"
Phase one includes the development of your market analysis, drafting the listing agreement and developing your Seller's Disclosure as required by Texas law. In order to receive a Free Market Analysis just click and tell us what you want. Daily updates of sold properties in your neighborhood are included.
Phase II is "Consultation"
When you sign up for your FREE Market Analysis, you will be invited to schedule a consultation. I will be your professional licensed real estate agent, knowledgeable about your community, to present the data to you. I will answer all of your real estate related questions and assist you with putting your home on the market if that is your need.
Phase III is "Presentation"
Once you have decided to sell your property, and have it ready to the best of your ability, it must be professionally presented to the public in as many venues or forums as possible.
I will provide you with tips for staging your home. I believe that honesty is the best way to deal with my clients. It may be necessary to make minor repairs, paint or even replace carpet, but the money spent now could increase the bottom line later. Also moving furniture around or opening up counters by storing items away will make your home seem larger.
Your Yard Display is the most effective venue. Also color brochures will be placed in a street brochure box and inside for all visitors.
Professional Multiple Listing Service presentation is your second most effective selling tool. Partial or erroneous data placed in multiple listing service will do more to deter buyers and buyers agents than virtually any other mistake you can make.
Open houses will be held on a regular basis. Also, just listed cards will be mailed to all the surrounding neighbors, my market niche, and previous clients in case they know of someone that desires to move to that particular area. The more people that know your property is on the market, the better chance it has at being sold.
Phase IV "Follow Up"
All of the previous phases are wasted if there isn't a professional follow up and response to inquiries. In order to make a professional and therefore successful follow up, I will be available, knowledgeable, skilled at listening, responsive in verbal as well as written.
Phase V "Close and Collect"
Once Follow Up results in a contract for sale of your home, you begin to take risks by committing for movers, services, repairs and more. It is absolutely critical that you keep up with all participants in your transaction and remain proactive in resolving the minor conflicts as they happen. Collecting happens routinely when all the boxes have been checked.
